we went to deliver furniture to a customer and I wasnt allowed to carry stuff upstairs if i could hold onto the hand rail with one hand.

This seems like madness to me. They want to buy a new car with tie down points at massive expense when they could have somebody retro fit tie down points for a few hundred quid per vehicle.

About 2 weeks ago there were only 5 octavia estates of any spec available, no VRSs. Skoda haven't built an Octavia since October as the factory started building Rapides then retooling for the new Octavia.
Yeti boot is tiny, a friend uses one for work but needs to fold the back seats down to fit any kit in the boot.
Exeo list prices all above 21k and is more mediocre than you'd expect.
Subaru not available under 21k.

Bought a hyundai
i40 estate two wks ago. Style model with foldy mirrors, bluetooth phone, rear parkingcamera, tinted windows,cruise and plenty of other toys, only 134bhp. But a nice big motor. Should be at budget or close.
