Tut Towers sale.

Was contacted by the Times Newspaper today who asked me if they could have photos of the house to put into their Saturday Property Supplement.

Worthwhile free advertising as it costs a bomb to put even a small entry in yourself.

Yup, worth doing if they are offered etc... My mother in laws house in auchnagatt was featured in P&G last year. The dedicated 2 pages with some really decent photos done... Sold a week later

Good luck and make sure you proof check and approve all photos as P&J had a couple of slightly duff ones due to rainy weather which I then went and redid the next day when it was sunny. :thumbsup

They are taking the photos from the HouseSimple site so no problem.

Tut,

That's great exposure to be in the P&J and hopefully it will manage to get viewers through the door and the house sold.

Hope you don't mind me saying, but after looking at numerous houses/website last year I would be tempted to have a less is more approach to the photos. Due to having so many pictures of the various orientation of each room it was getting confusing trying to piece the house together. Just a thought :wink:

If you want to keep the same number of photos then a re-order would be good and put the best ones at the beginning of each room as you are viewing (For example Photo 6 should be before Photo 3).

That should certainly help drum up some interest :thumbsup

When I was selling a 1 bedroom converted barn about 15 years ago the estate agents ad didnt get much interest, then they put it on the front of the GSPC magazine as a feature home and I had back to back viewing over a weekend and every evening the next week until I put a closure date on it. Lots of 'sightseers' but it served the purpose and got several interested bidders lined up.

I have also realised that we are being robbed when you are paying so little for Council Tax :shock:

Wow Tut, that house is truly epic in size... Never managed to attend one of your tut towers. Lovely house and something that I would easily choose if I had the pennies to do it.

My sister just bought a beautiful 1810 old Inn with Village Hall attached in Clatt just of from Bennachie recently. Not so big but epic shape / features.

What will you goto after that?

Thanks George, we do not pay sewage rates either as they seem to think that we are on a cess pit.

Not the P&J though, a bit more exposure than that as it is The Times, Saturday Edition with the Property Supplement in it. Agree with the number of photos, they put the whole 40 in but we are going to rearrange them and cut the number. We have just taken on McEwan Fraser Legal, Solicitors and Estate Agents, who work in a different way and have been voted "UK Estate Agency of the Year" for the past three years. He said exactly the same and will be doing a new prospectus with better photos especially the main one of the front of the house which is not very good. Their photographer will also be using a drone to get a good aerial view which will show it up much better. They are much more aggressive in their advertising, and as the Surveyor and photographer are 24 year Army and Navy men, I made up a full set and got a good deal. They do not use ASPC which means I can continue using HouseSimple which is where the viewings have come from so far, none from A&C. ASPC do not allow you to use on line advertising if you use a Solicitor connected to them.

If they sell within twelve weeks they raise their commission by .25%, if not they drop by .25% with a starting rate of 1%. They also organise an Open Day after twelve weeks, and will not take the house on if they do not think that they can sell it, plus if they can sell it for more than the asking price they get 10% of that so everybody wins. They are also selling Ian's house in Aberdeen which they think will go quickly.

Good that you are using McEwan Fraser Legal as they at least allow part exchanges for buyers properties (although the prices of exchange is lower than market value).

If you want to look at some good examples of schedules then have a look at Turpies to get se ideas. When we were looking in the Edinburgh area their schedules stood out as being the best of the bunch with a nice personal touches about the house.
