Garage extention

Morning all- on my way down to MMC to collect my Elise after some repairs and upgrades so killing time with this post on the train
We moved into our new build home 2 years ago now and although id set out for a double garage, the house only has a single.
Looking at an extension at the moment , had an architect round for prices etc.... But wondered has anyone any experience with these " pre fab" garages ? Seem ALOT cheaper?
The current garage is built into the house , where as the new garage would be attached to the other side of the house , still single but +2.5 times the length (with the space i have available) i can post a picture to clarify if needed.
Welcome any advice!!!

Hello Kevin,
We are also on the train heading down to MMC.
Cannot help you on the garage question though.

I recently gave up trying to build a second garage or indeed extend the existing one due to planning constraints. In theory you can build a 30 sq/mtr garage anywhere on your property without planning permission or warrant, but by already having a garage and building a second you will need both planning and warrant for a new access way from the road to be created which will mean the council will impose other restrictions on your build.
Not knowing the shape of your plot or how it sits with the surrounding properties makes it hard to judge, we are on a corner plot which made life very awkward and as such we have decided to move.

Talking with architect id only need planning permission . No need for extra access as i can use existing drive and just extent

Kev - it would have been you in the showroom then, when Elaine and I were in picking up her's from a service. Never like just walking up to randoms as there are plenty of owners who've never considered joining a forum.
Steve - good to see you and Kathy

Hi
Your garage would need to be a minimum of 1 metre away from the boundary to avoid the hassle and cost of a Building Warrant.
