I am doing alot of work for guys just now who are building houses ( I do most of the electrics for each property). briefly spoke to some of the chaps about how much they had spent on building the property and how much it was eventually valued at . As you can expect there is a hefty profit to be made. So my girlfriends been been nagging my brains to buy a house next year , i on the other hand would like to build one , then maybe another and so on , rather than spend all my money on one big mortgage and work all my days paying it off . I could find out alot from the guys I am working with and will, but has anyone on here went down this route ? or have any experience in self builds?
id be keen to learn about the mortgage side of things and how it all works , i have one small mortgage at the moment would this effect my chances of another ?
if anyone can offer any advice or knows of any decent sites please let me know !

Self-build mortgages are available. They normally provide a "build account" first on which you are provided an increased overdraft limit at various stages of the build. You will need to come up with some kind of deposit. Shouldn't be too much of a problem if you have a house to sell first.
You will need to use NHBC (?) accredited builders and an architect to manage the build to keep the lender happy. Once you receive the completion certificate, your build account is converted to a mortgage of your choice.
The build will always, always cost more than budgeted by at least 10%-20%.
